Since the Loi Le Meur, primary residences are limited to 90 nights per year with platforms automatically blocking listings once that threshold is reached. For secondary residences in Paris, the regulatory framework is particularly restrictive and obtaining a change of use authorisation from the local authority remains very difficult in practice. If that is your situation, we can point you towards alternatives such as mid-term lets, which offer flexibility within a solid legal framework.

Payments and pricing

Paris is one of the most dynamic short-term rental markets in the world, with strong demand throughout the year. Our approach combines distribution across the leading booking channels, listing optimisation tailored to the characteristics and positioning of each property, and a dynamic pricing strategy that accounts for city-wide occupancy, seasonality, local events and competitor rates.

We work on a commission of 20% on rental income. You only pay when you earn, which means our interests are directly aligned with yours. New properties are subject to a one-off onboarding fee of €250, covering professional photography, listing creation and a visit from our team to ensure your property is ready to welcome guests. Security

For every booking, we request proof of identity from the guest and verify the details of both the person arriving and the person who made the reservation. For bookings made on behalf of a third party, we request identification from the person staying in the property. If we are unable to verify a guest’s identity, we cancel the booking to keep your property safe.

We recommend removing valuables from your property while it is available to let. If an incident does occur, our local Paris team, experienced in dispute resolution, will do everything possible to recover any loss in collaboration with the booking platform and the guest. Bookings made through Airbnb are covered by their host guarantee.
