GuestReady manages licensed short-let properties across Málaga, from the historic centre and Soho to coastal neighbourhoods such as Pedregalejo and El Palo and residential areas like El Limonar. Across the Málaga market, AirROI reports an average daily rate of around $186 and occupancy of about 49.9%, with average annual revenue of roughly $26,673. Because no new licences are being issued in Málaga city, licensed apartments capture a growing share of demand, and active pricing management helps maximise revenue. For owners who already hold a valid VUT licence, Málaga is an attractive market in 2026. The citywide moratorium on new licences has fixed the supply of legal tourist apartments through to around 2028, while visitor demand continues to grow, concentrating bookings on compliant properties. The key requirement is a valid licence and proper compliance, which GuestReady manages for you.

Regulations and strategy

In Málaga city, generally no. Since August 2025 the city has applied a three-year moratorium on new VUT (Vivienda de Uso Turístico) licences across the whole municipality, expected to run until around 2028 or until a new urban plan is adopted. If you already held a valid VUT before the moratorium, you can continue operating. Some Costa del Sol municipalities outside the city still issue new licences. We can help you check your specific situation.

In August 2025, Málaga City Council approved a three-year freeze on new tourist-rental (VUT) licences across the entire city. It followed earlier restrictions in June 2024 and a January 2025 freeze in 43 neighbourhoods where tourist rentals exceeded 8% of housing stock. The effect is that the supply of legal tourist apartments in Málaga city is fixed for the duration. GuestReady manages only properties with a valid VUT licence.

Since July 2025, short-let owners in Spain need the national NRU (Número de Registro Único) in addition to the regional VUT licence. The registration number must appear on your listings, and guest data must be submitted through SES.HOSPEDAJES. In the February 2026 national enforcement, Málaga province had the highest number of listings removed in Andalusia, almost all for missing registration. GuestReady handles NRU registration and ongoing compliance so your listing is protected.
