Airbnb management across Tenerife

The island’s capital concentrates business travel, events, and short urban stays, spanning the city centre and La Rambla/García Sanabria through to Cabo Llanos and the Teresitas/San Andrés area, with an average daily rate of €182 and 64% occupancy. It’s also the area under the most municipal control, with a zoning ordinance in progress that already affects new registrations.

The island’s premium area, with Tenerife’s highest average daily rate at €600 and 62% occupancy. Strong international, high-spending demand allows properties here to be positioned as top-tier resort options.

The historic destination of the island’s north, with an average daily rate of €265 and 60% occupancy. It performs especially well for longer stays and winter demand from guests escaping the European cold.

An area with demand from sports enthusiasts, remote workers, and its proximity to the southern airport, with an average daily rate of €238 and 62% occupancy. It works well for longer stays outside peak season.

The historic university quarter of La Laguna combines cultural tourism with demand for mid-length stays, with an average daily rate of €220 and 58% occupancy. We tailor pricing strategy to this mixed profile of visitors and longer-term guests.

The island’s highest-volume tourist hub, with an average daily rate of €373 and 63% occupancy. Demand stays steady year-round, with international guests who return season after season.

Cliffs and a distinctive setting that attract couples and families looking for a less crowded experience, with an average daily rate of €542 and 63% occupancy. It’s one of the island’s highest value-per-stay areas.

  • Operating a vacation rental in Tenerife requires the Vivienda Vacacional (VV) licence from the Government of the Canary Islands, processed through the Cabildo de Tenerife. Some areas of the island already face restrictions on tourist use of housing, with municipal control varying by area.

Frequently asked questions

The Basics

The best vacation rental management companies handle everything: listing creation and professional photography, guest communication, check-in, cleaning, maintenance, and distribution across multiple platforms. GuestReady’s team in Tenerife manages every detail for you. Learn more about the best rental yields in Spain and how a property management company can help with.

Your property can be listed across the main booking channels: Airbnb, Booking.com, Vrbo, Google Vacation Rentals, Blueground, and Book with GuestReady, our own direct booking platform. All channels sync calendars, rates, and bookings in real time, avoiding double bookings and missed reservations.

Yes. We manage licensed vacation rentals across the whole island, from the urban area of Santa Cruz and La Laguna to the touristic south and the north, including Costa Adeje, Los Cristianos, Playa de las Américas, Puerto de la Cruz, Los Gigantes, and El Médano, among others. We’re also present across the rest of the Canary Islands. Share your property’s address and we’ll confirm coverage.

Yes. The property remains yours. You can reclaim it for personal use whenever you like, just let us know in advance and we’ll block those dates on the calendar. You keep full control. GuestReady takes care of the rest.

Payment and pricing

GuestReady charges a 20% commission on rental income. Our results depend directly on yours, so we have every incentive to maximise your property’s performance. New properties are subject to a one-time onboarding fee that covers professional photography, multi-language listing creation, and distribution setup across all major platforms.

It depends on the area, property type, and season. Average occupancy across our portfolio on the island is around 85%, with an average daily rate of €250. Well-managed, licensed properties consistently outperform traditional long-term rentals.

The island’s year-round good weather draws a different guest profile each season, with a peak in international demand during winter, when weather worsens across the rest of Europe. We adjust pricing in advance to capture this seasonal demand without leaving revenue on the table.

Regulations and strategy

You need the Vivienda Vacacional (VV) licence, regulated by the Government of the Canary Islands and processed through a declaración responsable filed with the Cabildo de Tenerife. Before applying, it’s worth checking whether local zoning allows tourist use at that address.

Yes. Several municipalities, including Santa Cruz, La Laguna, Puerto de la Cruz, Adeje, and Arona, already have zones where tourist use of housing isn’t permitted, and Adeje is processing its own ordinance to restrict new registrations in areas facing the most pressure on residential rental supply. GuestReady works exclusively with properties that already hold a valid licence or are in the process of obtaining one.

It depends on the property, its location, and its licensing status. Vacation rental tends to perform better in high-demand areas like Costa Adeje or Los Cristianos, while seasonal rental can be a better fit in areas with tighter regulatory restrictions, such as parts of Santa Cruz or La Laguna. We can help you weigh both options.
