Payment and Pricing

We charge a commission on each booking. There is also a one-time onboarding fee to prepare your property. This includes photography, listing creation, and a property check. Pricing depends on the size and location of your property. Our team will provide a clear breakdown before you get started.

Yes. This one-time fee covers the work involved in getting your property ready to welcome guests. It includes professional photography, listing preparation, and an in-person review. The fee is not paid in advance but deducted from your first month’s income.

Compliance

A valid Habitatge d’Ús Turístic (HUT) licence is required for short-term lets. These licences are no longer being issued. If your property does not already have one, it cannot be used as a short-stay rental. Your property must also comply with local health and safety requirements, which include energy and gas certificates, fire alarms, and a valid habitability certificate. If the property is in a shared building, approval from the community of owners may be needed.

No. New HUT licences are not being granted by the city council. Only properties with an existing, valid licence may operate as short-term rentals. Advertising or letting a property without this licence may lead to fines or removal from booking platforms.

Yes. Rentals of 30 nights or more are legal and do not require a HUT licence. This type of let remains a reliable way for owners to earn income while staying within legal limits.
