GuestReady charges 20% commission on rental income. New properties are subject to a one-time onboarding fee covering professional photography, multilingual listing creation and full platform distribution setup. The onboarding fee is deducted from your first month’s rental income.

Regulations and licensing

Yes. All short-term rentals in Seville operate under Andalusia’s VFT/VUT (Vivienda con Fines Turísticos) framework under Decreto 28/2016, updated by Decreto 31/2024. Since July 2025, every listing must also carry a national NRU registration number via the Ventanilla Única Digital. Operating without both risks platform removal and fines from €2,000 to €150,000 under Andalusian tourism law.

Seville has a cap on licences, meaning new VFT registrations are subject to municipal review and density controls. This makes existing licensed properties more valuable and professionally managed compliance more important. GuestReady confirms your property’s eligibility and zoning compatibility before starting any licensing process.

From April 3, 2025, property owners in multi-unit buildings must obtain a 3/5 majority vote from the community of owners before operating a short-term rental. Without this approval, a tourist licence cannot be granted, even if short-term rentals are not explicitly prohibited in the community statutes. GuestReady checks HOA status during onboarding and advises on the community approval process.

In Andalusia, the VFT/VUT licence has a carácter real, meaning it is linked to the specific property rather than to the person who applied for it. This means a valid licence transfers to the buyer on sale, making licensed Seville properties a more attractive investment. However, since April 2025, Andalusia requires the new owner to apply for a formal change of ownership rather than automatically inheriting the licence. GuestReady advises on this process for incoming owners.

SES.HOSPEDAJES is the Spanish Ministry of Home Affairs guest-reporting platform. Guest data for every guest over 16 years old must be submitted within 24 hours of check-in. This is a national legal obligation independent of Airbnb’s own check-in processes. GuestReady handles all SES.HOSPEDAJES reporting as standard.
