Chris Mitchell - Country Manager of the UK

Country Manager of UK & Ireland

“Dublin’s short-let market is shaped by business travel, event demand, and neighbourhood-level guest behaviour. The right pricing strategy helps owners capture that demand without taking on the workload themselves.”

With over a decade of experience building and scaling short-term rental and aparthotel businesses, Chris leads GuestReady’s operations across the UK and Ireland. He has deep knowledge of local short-let regulations, neighbourhood-level pricing strategy, and the operational standards needed to help Dublin hosts maximise returns while staying compliant.

Airbnb management across Dublin

Dublin’s business core, including the IFSC and the Silicon Docks tech cluster, drives steady year-round corporate demand, with leisure peaks around events. City Centre properties average €184 a night at 65% occupancy, while the Docklands average €201 a night at 63% occupancy.

An upscale embassy district close to the RDS and the Aviva Stadium, Ballsbridge is well suited to premium stays, event guests, and business travellers. Ballsbridge averages €214 a night at 56% occupancy, while Donnybrook averages €187 a night at 59% occupancy.

A characterful area just north-west of the centre, Smithfield and Stoneybatter attract independent-minded guests looking for local restaurants, culture, and quick access to central Dublin. Smithfield averages €194 a night at 65% occupancy, while Stoneybatter and Arbour Hill average €159 a night at 70% occupancy.

The tourist heart of the city, close to Trinity College, Grafton Street, and Dublin’s best-known nightlife, Temple Bar attracts strong weekend and event-led demand. With average nightly rates around €263 and 66% occupancy, it remains one of Dublin’s highest-performing short-let areas.

These canal-side residential villages are popular with guests who want cafés, nightlife, and easy access to the city without staying in the busiest tourist areas. Ranelagh and Rathmines average €136 a night at 65% occupancy, while Portobello averages €205 a night at 69% occupancy.

Waterfront and coastal living minutes from the centre makes this part of Dublin attractive to both business and leisure guests. Grand Canal Dock benefits from proximity to the Docklands business district, while Sandymount averages €162 a night at 67% occupancy and appeals to guests looking for a quieter coastal stay.

  • Dublin’s short-let demand shifts neighbourhood by neighbourhood. The city centre and the Docklands draw year-round corporate stays, Temple Bar and the Georgian core draw culture and city-break guests, and residential villages such as Ranelagh and Rathmines draw longer stays. Each attracts different guests, booking windows, and nightly rates.

OUR LOCAL TEAM HANDLES DUBLIN’S COMPLEXITY:

Frequently asked questions

The Basics

A full-service Airbnb management company handles everything from listing creation and professional photography to guest communication, check-ins, housekeeping, maintenance, and multi-platform distribution. GuestReady’s Dublin team manages all of this on your behalf, so you can earn from your property without the day-to-day workload.

Your property can appear across all major booking channels, including Airbnb, Booking.com, Vrbo, Google Vacation Rentals, Blueground, and Book with GuestReady, our own direct booking platform. All channels sync calendars, rates, and reservations in real time, which removes double bookings and missed messages.

Yes. GuestReady manages short-let properties across Dublin, from the city centre and the Docklands to residential neighbourhoods including Temple Bar, Grand Canal Dock, Ballsbridge, Ranelagh, Rathmines, Portobello, Smithfield, Stoneybatter, Drumcondra, Sandymount, and Donnybrook, among others. Share your property address and we will confirm coverage.

Yes. Your property remains yours. You can take it back for personal use at any time. Just let us know in advance and we will block the relevant dates in the calendar. You remain in full control and GuestReady manages the rest.

Payment and pricing

GuestReady charges a commission from 20% of your rental revenue. Our results depend directly on yours, so we have every incentive to maximise your property’s performance. New properties are subject to a one-time onboarding fee, which covers professional photography, listing creation across multiple languages, and distribution setup across all major platforms.

Airbnb management fees typically range from 15% to 30% of rental income, depending on the level of service and the market. GuestReady charges from 15–20% in Dublin for full end-to-end management, from listing and pricing to guest communication, cleaning, and compliance support.

Dublin remains one of Europe’s strongest short-let markets, with steady corporate and leisure demand throughout the year. AirDNA puts average occupancy at 65% across 3,911 active listings, with average annual host revenue of €33,507. Profitability depends on location, property type, and how well the listing is managed, and it is also shaped by Ireland’s tightening short-term letting rules. Well-positioned, well-managed properties continue to outperform long-let alternatives, though returns are never guaranteed.

Regulations and strategy

Ireland is introducing a mandatory national Short-Term Letting Register, run by Fáilte Ireland, for hosts who offer stays of 21 nights or less. The register was originally due in May 2026 and has been delayed: the Government has confirmed it will open on 1 December 2026, with registration legally required by 31 December 2026. Once registered, you must display your registration number on every listing and renew each year, and booking platforms will be required to check numbers and share data with the authorities under EU Regulation (EU) 2024/1028.

Yes. All of Ireland is a Rent Pressure Zone. In Dublin, you can let your entire principal private residence for up to 90 nights a year while away without planning permission. Beyond that, or for any non-principal-residence let, you normally need change-of-use planning permission. For the national register, hosts complete their own registration and legal declarations by law, so we guide and prepare you rather than register on your behalf. A company-held unit can be registered by an agent. If short-term letting is not viable, we can advise on mid-term letting as an alternative. This is general information, not legal advice.

It depends on your property, its location, and whether it qualifies for short-term letting under the planning rules. Short-term letting tends to generate higher returns in high-demand areas such as the city centre, the Docklands, and Ballsbridge, while mid-term letting can be a strong alternative for properties better suited to longer stays or affected by planning restrictions. GuestReady can help you assess both options and identify the approach that best fits your property and goals.

Look for a company with a local team, transparent pricing, full-service coverage, and direct knowledge of Ireland’s short-term letting rules, including the new Fáilte Ireland register and Dublin’s planning requirements. GuestReady provides complete end-to-end management, from onboarding and listing creation to compliance support, guest services, and owner reporting, backed by a local Dublin team.
