Regulations and strategy

Ireland is introducing a mandatory national Short-Term Letting Register, run by Fáilte Ireland, for hosts who offer stays of 21 nights or less. The register was originally due in May 2026 and has been delayed: the Government has confirmed it will open on 1 December 2026, with registration legally required by 31 December 2026. Once registered, you must display your registration number on every listing and renew each year, and booking platforms will be required to check numbers and share data with the authorities under EU Regulation (EU) 2024/1028.

Yes. All of Ireland is a Rent Pressure Zone. In Dublin, you can let your entire principal private residence for up to 90 nights a year while away without planning permission. Beyond that, or for any non-principal-residence let, you normally need change-of-use planning permission. For the national register, hosts complete their own registration and legal declarations by law, so we guide and prepare you rather than register on your behalf.
