What if you decide to target new travellers – people who leave their homes for a long period of time? The students who move to another city to study, workers who have far-from-home missions, or expatriate people who are likely to resort to long-term rentals.
Here is a new way for you to make your home profitable if you are away for quite some time.
Now, when you go on the Airbnb website, you can look for a “Monthly stay” category which appears right next to the well-known “Places to stay” option:
A monthly stay on Airbnb is a stay of at least twenty-eight days.
The note “Planning a shorter stay” appears automatically at the bottom of the calendar area and encourages you to click on “Places to stay” if your stay is less than twenty-eight days.
Historically, it was already possible to book/rent out long-term stays on Airbnb for quite some time. On September 1st 2011, Airbnb had launched its “Simpler monthly rentals” functionality. It allowed travelers to find a place to stay for a period of twenty-eight days to six months.
There is basically no difference regarding the online listing of your property. Nevertheless, you should now pay attention to your tariffs (especially to your monthly discount) and your cancellation policy (long-term cancellation policy).
Now, as a host, you have the possibility of welcoming guests for longer stays than you used to do. Airbnb will ask you to complete the description and listing of your home then you will be required to add discounts per week or month, as indicated below:
Regarding the discounts, it was already possible (since the beginning) to add them for weekly and monthly stays. Nevertheless, you had to do it for each listing.
Now, you can choose to rate the same discount to many listings at the same time if you have more than one listing on your Airbnb account. The cancellation policy for long-term stays is automatically effective for twenty-eight-day stays and more. Please, find the different specificities below:
With the long-term rental of Airbnb, you can now rent-out your place for at least twenty-eight days. In this way, if you own a holiday home for example, you can consider renting it out more than only during the week-ends and a few weeks during summer.
It is the same if you own an apartment that you are able to rent out. You can welcome students or workers who are looking for a month (or longer) long stays.
If a student decides to move into your apartment for the scholar year, your place will normally be occupied from September to June, which means you should have availability for this period of nine months.
Furthermore, longer bookings are great for occupancy during traditional slower periods. If we go back to the student example, who leaves your home in June, you are able to rent it out right after, from the end of the month for summer holidays, which is typically peak time.
Managing a holiday home or short-let property, making it clean and ready for guests is no easy task. It can be a very time-consuming venture and requires speedy availability and reactivity.
